Waiting for Lower Mortgage Rates? Don't Miss the Home You Love.

The perfect mortgage rate doesn't always mean the perfect opportunity. Discover why waiting for rates to drop could mean more competition, higher home prices, and missing out on the home you've been dreaming of.

Waiting for Mortgage Rates to Drop? Don't Miss Out on the Home You Love.

The right home is about more than an interest rate. It's about the life you want to build there.

"I'm waiting for mortgage rates to come down."

It's something we hear from homebuyers all the time. And after seeing mortgage rates near 3% just a few years ago, it's understandable why today's rates feel high.

But here's something worth considering: Today's mortgage rates aren't nearly as unusual as you might think.

A Little Perspective on Mortgage Rates

Historically, mortgage rates have been much higher than what we've grown accustomed to.

In the early 1980s, rates exceeded 18%. Throughout the 1990s, rates commonly ranged from 7% to 10%. The historically low rates of 2020 and 2021 were the exception, not the norm.

While rates in the 6% to 7% range may feel high compared with recent years, they're not unprecedented.

And waiting for rates to return to 3%? There's no guarantee that will happen anytime soon.

Lower Rates Don't Always Mean a Better Buying Experience

When mortgage rates drop, more buyers may enter the market, increasing competition for desirable homes.

Remember the bidding wars? Homes selling well above asking price? Buyers feeling pressured to waive inspections just to have their offers considered?

A lower interest rate can be appealing, but it doesn't necessarily mean you'll get a better deal on the home itself.

Sometimes, less competition can be just as valuable as a lower rate.

You Can Potentially Refinance. You Can't Always Find That Home Again.

Think about the home you've been dreaming of.

Maybe it's on your favorite street in Margate. A few blocks from the beach in Longport. Or the perfect family home in Ventnor.

It's the front porch, the backyard, the kitchen where everyone gathers. The little details that make a house feel like your home.

Those things aren't always easy to find again.

If mortgage rates decline, refinancing may be an option, depending on your finances, property value, and the costs involved.

But that dream home you passed on while waiting for a better rate? Someone else may already be making memories there.

You may be able to change your mortgage. You can't change a home's location.

So, Should You Buy Now or Wait?

The answer depends on your financial situation and your goals.

If today's monthly payment doesn't comfortably fit your budget, waiting may be the smartest decision.

But if you've found a home you love, in a location you love, at a price you can afford, don't let the possibility of a future rate drop be the only thing holding you back.

Because buying a home isn't just about timing the market.

It's about finding the place where you belong.

At Rene Kane & Company, we're here to help you navigate the market, understand your options, and make confident decisions about your next chapter at the Shore.

Let's find a home worth making memories in.
